Reviews

"During the purchase of a commercial property for our foundation, I was introduced to Mr Ros by a mutual friend who is a real estate agent. Acquiring this property turned out to be a journey filled with challenges, but with Johan's support, our foundation was able to achieve our dream. It's very reassuring to have someone with such knowledge and experience by your side when your dream is within reach but you feel unable to navigate the situation on your own."

61 Years of Ros Real Estate Advisors

In 1960, Arie Ros founded his real estate agency in Maassluis. He was the first to publish a brochure listing all his available properties and wrote a book detailing memorable anecdotes from his career.

Soon, his son Johan joined the business. By 1980, Johan ventured out on his own, focusing primarily on commercial real estate and eminent domain cases. To this day, he remains active in these fields and has expanded his practice as a real estate mediator.

Now, Johan's son Wouter is entering the profession. He begins by advising and assisting entrepreneurs in the search, lease, and purchase of new commercial properties, marking the third generation of real estate advisors in the lineage.

"I felt more confident during the negotiations."

We help you find the best commercial property

Are you looking for a new location for your business but unsure where to start? Or perhaps you're too busy to actively search yourself? No worries, we can help. Our services include fully taking over the search process for you.

Here’s how we can assist:

Step 1 - Analysis of your needs:

We start with a comprehensive discussion leveraging our years of experience to ask the right questions. We explore your dreams, vision, and the type of business you currently have or aspire to establish. Practical considerations such as required space, number of employees, accessibility, risks, and more are also analyzed. Based on this discussion, we create a detailed report outlining the ideal property for your business, covering aspects like:

  • Required square footage.
  • Desired quality and number of workspaces.
  • Suitable location.
  • Preferred appearance of the property.
  • Accessibility considerations.
  • Relevance of zoning regulations.
  • Energy efficiency aspects.
  • Specific considerations tailored to your business.

This analysis significantly simplifies the search for the best business property.

Step 2 - Search:

Next, we actively search for suitable properties. While you are welcome to search as well, we extensively comb through the market to find the most ideal property for you. Our search includes:

  • Scouring well-known internet platforms.
  • Circulating your search request within our extensive network.
  • Actively seeking properties in your desired area.

Step 3 - Quick Scan:

Upon finding a potentially suitable property, we conduct a quick scan to ensure alignment with your business’s future plans. Key considerations include:

  • Fit with your business’s future plans.
  • Permissions required to establish your business there.
  • Surrounding neighbors and their potential impact on your business operations.
  • Accessibility of the property.
  • Market conformity of the asking price.
  • Other pertinent questions specific to your business.

Step 4 - Property Inspection:

Together, we visit the property for a close inspection. If needed, we conduct a structural survey and perform our own investigations into the property’s usability.

Step 5 - Negotiations:

Once the property meets all criteria and you decide to move forward, we negotiate on your behalf with the landlord or seller. Our goal is to secure the best price and terms possible.

Step 6 - Purchase or Lease Agreement:

Upon reaching an agreement, we ensure that all terms are correctly documented in the purchase or lease agreement. We also assist during the handover of the new property to ensure all agreements are fulfilled properly.

With our extensive expertise and dedicated service, we ensure that the search for your ideal business property is smooth and efficient.

"Thanks to the experience of Ros Real Estate, I had the confidence to sign the lease agreement without hesitation."

Review of commercial lease

Are you unsure if your lease agreement is market competitive or still suitable for your business? We can quickly alleviate those concerns with a contract review. Here’s what we look into:
  • The terms: Are they current and fitting for your business?
  • Remaining lease duration: Has it expired, or do you still have several years remaining?
  • Rent price: Is it still in line with market rates?
  • Permit requirements: What are they, and have they changed recently?
  • We conclude with a brief advisory based on our extensive experience.
